Here's a clue...the cost to build underground parking space is a calculation based on the time, labour, material and engineering required. Has nothing to do with how much someone purchased the land for. Land cost does not factor into that despite your desperate attempts to make that argument..

Yes, the province wants to make the spa even more attractive by adding an expensive subway stop (tunneled through infill) but judging by metrolinx performance on Eglinton, who knows if any of us will be alive then.
A 99 year lease, a massive underground parking lot, and a subway stop for the benefit of a private corporation. The Science Center is just window dressing and motivated mainly by developers waning the crosstown site.

Anywhere in the city will be affected by traffic. The only way to get to the existing OSC is via the DVP which is rammed at most times. So traffic is a constant in that equation.
I don't give Metrolinx any points for taking so long on projects. But transportation projects are required and are always expensive and usually take way longer to complete than planned. They pay off in the long run as the city grows. Look at Boston's "Big Dig"...many problems, took a long time to complete and went way over budget...but it's done and has benefited the city.
You can't grow a city without developers and investment from the private sector. Someone has to invest. Someone needs to have the means to build at a large scale.
Toronto at one time had one of the best public transit systems globally. Then they bickered about what to do for decades and nothing was done. Now Toronto's public transit is a joke globally.

Underground parking can cost up to approx $160k per spot to build. You think the price of that would change according to how much the land cost? No.
Just like the cost of building a home is not related to the land cost. It's based on square footage as the calculation.
The selling price of the home may be affected by location, but not the cost to build it.
