I can tell you because I have seen it so often in the past 25 years rich people do EVERYTHING possible to avoid paying taxes. There is a whole billion dollar industry of fiscalist lawyers strickly devoted to this.

It is a great deal for incorporated companies but that is not enough for them. They take profits and invest it into appreciating assets like real estate, then they take depreciation on the appreciating asset. If the corporation needs money they do cash out refinancing of the appreciating asset. The net effect is that they pay close to 0 taxes and raise real estate prices for the average wage slave.
Corporations do not invest into new machinery or equipment instead they dump profits into real estate because it is so tax-advantaged. It is why our productivity and GDP growth ranks last among G7 countries.
