I have sold a property through Comfree. It sold within three days of being listed on MLS. I offered 2% to the buying agent. It shocks me that more people don't sell their home this way...with ComFree it was the same as having an agent, only I had to do the showings, which there was three, I thought it was fun. Their pictures of my place also kicked ass compared to the average agent listing. I opted for the OfferAssist program at ComFree so I didn't have to negotiate directly with the buyers, just had to say yes or no to their offer.
Yes, you will have many real estate agents calling you to try and drop Comfree and go with them. And they will offer to drop their commission to 1.5 or 2%. It was funny, some of the agents who called said I was way overpriced and the house wouldn't sell, while others said I was leaving money on the table and should be listing for more, lol. Real Estate agents will swear up and down it is the biggest mistake a seller can make, going with ComFree or Property Guys, which is funny as it was a family member who is a Real Estate agent that told me about ComFree (they live out of province).
Yes, some agents won't show your house if you offer less than 2.5% commission, but I find most home buyers are doing all the research themselves now-a-days. I found my house that I currently live in, I just called an agent to do the transaction. This was before ComFree had their buying service on the market....which is also a great idea.
I saved $12,500, not bad imho. The place I sold was a condo, the selling price was the highest for a condo in that building...until a couple months later.
