As I said, there are numerous studies where they sent out identical job applications and found that the ones with ethnic sounding names got called back at a much lower rate than the ones with typically western names.

The fact that you want to define communities by the race of the inhabitants. Yes, people leaving a community because they don't like living near minorities IS racist (at the very least, it is assuming that society is racist enough that property values will go down). Gentrification is a financial thing. In the US it does have race based overtones simply because statistically blacks are more likely to be poor or living in poor neighbourhoods.
Have you ever discussed how your experience as a white immigrant compares with non-white immigrants (or even with Canadian born minorities)?
BTW, my 'sheltered' existence included part of my childhood on welfare and bouncing between Regent, Parkdale, and Jane/Finch. I guess the difference between us is I grew up with a wide variety of ethnicities around me and understand that people are just people even if society doesn't treat us all the same. Don't pretend they need a "saviour" but simply try to understand your own life and the context you've existed in.
