Scary to think about the professional renters out there that they know they can take advantage of the situation with the state of the LTB and refuse to pay the rent they owe.

Sounds like a temporary problem because the LTB is so backed up. There are always shitty tenants. They're a small minority, but they certainly take advantage. The difference is that in the old days, they could be booted in a few weeks.

I'll never be a landlord again. I rented my place out for 4 years, told them initially I would be renting it out for 3-4 years, gave the tenants 1 year notice and a reminder 3 months before they had to move out. In 4 years rent increased only $50 per month (less than 3% over 4 years) and I gave them $2k worth of free rent at the start. I get an email from them showing how entitled they felt they were and thinking their problems should be my problems and they expected a 'forever home' when they moved in (if you want a forever home then buy one for cash!), how their kid needed to start school the following year and they wanted him in the local school, how they can't afford the rents in the area (but they bought a mini van in the past year and holiday 2-3 times a year) and even turned down on the side cash work ($80 per hour) that my friends had for them but they said they earned good salaries (not really - $130k between them) and don't need the money. Eventually they moved out on time after pleading how they've been hard done by but they fucked up my ceiling putting kids crap on it and a million holes in the wall. Cost me $5k to replace the ceiling and patch the walls. I felt bad since the new landlord called me and I lied and said they were great tenants etc. In reality I just wanted to get rid of them. They even got their sister in law pretending she lived there (even though I said no sub leasing) and she scammed Scotia Bank for a loan and pissed off back to her country...found this out after they left. Tenants have too many rights in this area. So much easier collecting passive income from the stock market than dealing with tenants.

Precisely, he did f*ck up. Just imagine how many more stories like this will come about if we're in for a long recession. The amount of debt people are carrying is insane atm and there's no way that many will pass the stress test if we're at a 6-8% lending rate at this time next year.

He's allowed to displace one or both of the tenants of the rental home if he now needs that place for his own residence. The only issue issue here is that the tribunal is in shambles and cannot proceed with the eviction

I have divested myself of most of my properties because I am tired of scumbag tenants. I can do much better on the stock market by far without the hassles of owning property.
Yep - I like checking at month end how much dividends have been paid into my bank account and don't have to talk to scum tenants ever! My dad told me not to get into the rental business and he was right! I should have listened!

Its not a temporary problem, its Ford changing the system to favour corporate donors and landlords over families and small time landlords.

Ontario's Landlord and Tenant Board prioritizing above guideline rent increase hearings for rest of year

Screen renter’s vigoursly and get everything in a legally binding contract.You’re late rent more than twice, or don’t pay for a few reasons lease terminated and your out.

I was the office specialist in landlord/tenant matters back when I worked as a legal assistant at a law firm. The LTB has been a mess for many years, it's not a recent problem.

It was originally set up because for years landlords abused their positions with tenants through illegal practices, renovictions, etc. Now they're paying for those abuses, even though many of them are just small fry, like the guy in the story.

There are ways to reduce your risk as a landlord, through rigorous screening, making sure the tenants sign move in and move out checklists to document damage, etc. Problem is, most landlords see this as intrusive & aren't willing to go through the hassle. Not sure they deserve any sympathy when, like this guy, they admit to skipping steps which then comes back to bite them in the ass.

carpentry and plumbing - cash. Friend of a friend of a friend. I should have stayed out of the rental game and done my due diligence on him. Ok salaries but in debt (credit rating of 450)

I know someone who knows someone who bought a large house near York University, subdivided it into 10 rooms and rent the rooms to foreign students attending York. That house is a cash machine.

That can't be legal.

Regardless of whether it is legal or not, it is affordable housing; and since we have a housing crisis, cities aren't going to enforce their By-Laws.

Simple solution to address this issue.
1) Regardless of which party submits a complaint rent should be paid into an escrow account. Landlord doesn't get to touch it. Tenant must pay.
2) Tenant refuses to pay then eviction notice is enforced post haste
3) If complaint is regarding defects or lack of repair - repairs are carried out and money from escrow account is used to pay costs.
4) Case is adjudicated and monies is disbursed.

Sue - class action lawsuit LTB.
