Good advice from Sheikh. Some of the larger buildings though do not like cash -- too much of a hassle getting it to the head office.

As to places o look, most of us advertise in the Toronto Star. Saturdays are the big day. The Globe ads tend to be higher end condos in places like Yorkville or Habourfront and larger suites in older buildings in areas like Forest Hill and Rosedale (the former like the Gold Coast/LSD area amd the latter somewhat akin to the Lincoln Park/Gold Coast area but without the attendant attractions -- think of areas like Winnetka but on the subway).

Another option for renting is to come here and hit the pavement. High Rises tend to exist in clusters here and the property managers frequently post vacancy notices on the building since prospective tenants know this and will wander their preferred areas. Some firms list vacanies on their web sites but this is not as common as it should be. Yonge/St. Clair, Yonge/Eglinton and High Park are good choices, being both safe for you and the client and easy to get to. There are other, more convenient clusters as well, the Yonge/Carlton area for one. The Bay and Bloor Street area has loads of condos for subletting but, if this bothers you, you are more likely to have your clients walk through a phalanx of security guards there than anywhere else.

If you are considering buying, don't bother with a mortgage broker. The system is somewhat different here. Find a good buyer's agent. A few specialize in the, errr, self-employed and have their own network of financing sources. Avoid the desperate ones though -- anyone not making barrels of money in that business can't be good at it.

There was a court decision where the landlord of a rental building was ordered to return deposits to the tenants that had paid beyond the legal last months rent as deposit. Some landlords where accepting first and last three or four months rent as deposit, in place of credit & income history. Don’t think that practice is as common in the rental buildings now. Individual condo suite owners are still taking the cash though.

I saw the resemblance too. Would be willing to bet the pics are at least adjusted - no harm done, they take this more seriously in the states, but I have definitely seen the picture before, and yes, it was a real doll.

So I am not the only one who noticed...

The only reason I know that the pic is identical is due to the fact that there was a thread here on TERB. The picture matches one of their top sellers. Not trying to be rude but... I call it like I see it. As do all of you.

Now... If this woman is real... And not a real doll... They I say she sue for the use of her image. If she is not or has altered her pics... Then she has been called on it.

No. It means they have access to more open minded mortgagors who do not follow the normal lending formulae used by the chartered Banks.

Perhaps Jenn you are the only one that really cares. I have seen reviews of Ashley before and other pictures on her web site look real. And besides, what does it matter in this case? She wants help in a personal transaction. We all know you don't alter your pictures. God knows you have posted enough of the bloody things.

Ashley wants to move to Toronto and I remember her mentioning this earlier this year. Renting is an option for her but she obviously is looking to purchase. One thing Ashley, there is no tax advantage in Canada to owning vs. renting. Mortgage interest IS NOT a tax deduction like it is in the US.

After she reads this thread and sees what kind of wacko SPs are on this board, Ashley you should get here as soon as possible to releive us clients!

Mortgage brokers don't charge fees to their clients, so there is no need to barter anything. They get their fee from the bank when the mortgage is drawn up. They represent a free service, have connections with more than one lender, and can end up saving you some money as well.

Tell them you're a self-employed psychotherapist relocating your practice. It's true. But avoid doorman buildings.
