Personally I'd stay away from the Sunrise area. Too much traffic around that shopping centre. Whomever designed that shopping centre should be shot, or forced to see B & S escorts for the rest of his life
And watch out for the entire west side of Waterloo, down Ira Needles Blvd from Erb to Highland in Kitchener. That area is under massive commercial development right now, probably by the same people who developed the Sunrise mall (Ottawa and Fischer-Hallman) and will probably outrank Hespeler Road in Cambridge as a traffic nightmare in a year or two, particularly since it's a two lane road.
If you've got cash to spare, old Westmount is always a good investment, but for the same money or way less you can get brand new, better houses, minus landscape and character, in Chicopee, Doon or Williamsburg neighborhoods.
If you're cool with high rise and low rise living, check out Bauer lofts, Seagram lofts, Kaufman lofts. Very urban, contemporary and within walking distance of what counts ... except maybe that job that's dragging you here in the first place.
