If I may make a suggestion, if you are interested in purchasing an investment property, I would consider outside of the GTA. Though the value of properties has not climbed as much in smaller communities, the properties have maintained amore constant value.

Also if your dealing in smaller communities you can purchase a multi unit property at a much lower price. Even though the income is significantly lower, so is the cost which tends to make a higher profit margin per $.

Also in regards to rates, I a m personally not to concerned, as interest rates have been within a 1-2% range within the last 8 years.

Even if they do increase, they tend to increase in small installments, prime by 0.25% at a time and fixed rates at .10% to 0.20%. Which would give you the flexibility to initially obtain a variable rate of prime -.75% to -1.00% and as rates begin to increase to lock in to long term rates. A 10 year rate is about 5.4% which is execellent.

so if you understood - why say "a 200% plus value gain in condo or detached housing market in the gta won't happen", when nobody ever claimed that it would?

are you buying it for a short term gain, a place to live or a long term hold as an investment property? Depending on the answer to these questions and your personal risk profile then the answer will vary. The real estate market has been climbing steadily in toronto since 96/97. The previous real estate correction was on average 12% for toronto (stress on average). Will it happen again? yep. Will it happen in 2005 or 2006? can't say- it really depends on factors such as interest rates, the economy, the candian dollar, and demographic trends. The area you are talking about has good long term potential as it is near the subway and the population for toronto is expected to increase by a million people over the next ten to fifteen years. so long term the prospects for the condo are good. but if you plan on selling it again in the next five years- its a bit of a crap shoot.

What more can you do? Try to bring this message into your consciousness so that you don't continue to use outdated and inappropriate language anymore. We have all, in our time, had to re-learn ways of interacting because of changing times, new roles, bad training, or whatever.

Recognizing that continuing with your old behaviour will result in something you don't really want, like offending someone, and making a concerted effort to stop doing it is all anyone can ask.

And, for the record, for the most part you are correct, but had I heard this on the street, I absolutley would have stopped and said something. I do it all the time. It is true that we were raised in a culture of silent tolerance that allows the perpetuation of oppression - but as a life long advocate and activist for human rights I have made it my business to counter that directive in our dominator society.

Why? Because it is my (and all of our) business if someone else is being denied their ability to participate fully because of discrimination - it harms us all if we lose out on their contributions. And if those of us that believe this don't speak up when we see it, things will never change. And even if we don't see massive change - at least the individual's involved are reminded that they are not alone - that people do care if you behave badly or you are being subjected to offensive interactions, regardless of one's own group membership.

Thank you for hearing and respecting the input. I see no need for further discussion - you got it.

I am a visible minority, I have many Jewish friends, many Jewish associates, I grew up in a Jewish area, I've been to Isreal, I have travelled to more than 20 contries on this planet. I know what oppression is, I have seen it first hand, I have lived it. "Don't judge me until you have walked a mile in my shoe."
What have you done for human rights ?
Gone to a couple of protest rallies, Women against violence, gay rights....
