Many people can't afford to buy because they don't have the down payment. People buying second houses because they happen to be born in better situations, ( like inheritance) then using that house to keep profiting off the ones that can't get a head because the market is out of wack and weren't born into as fortunate situations, will only help widen the gap between rich and poor. We'll become like a developing country if we don't have a middle class then can afford houses.

People working two jobs making 55/60k can barley afford a 1 bedroom apartment. Something has to be done.
Not all of us got inheritance to buy our homes or 2nd homes...its no different than investments...I feel for those who cant buy right now its tough...but for some of us who made our own money and chose to buy homes for investments should no be penalized.

no, but we have to come up with a solution right? What made this country so great was our quality of life. The current trend will be no different then a developing country. so what's your solution?

I agree with preventing foreign money from buy homes but that is impossible to regulate...intrest went up to slow the market down...how did that help? Made it worse for those who could afford now cant. The guys who flip homes all the power to them taking the risk, im sure some got burned with the market swing. Ford did pass a law to try and control it in ontario not sure how effective it is. Honestly...I busted my ass for years paid off my mortage and purchased a second home...so to say it cant be done is incorrect some chose not to live that way and I respect that but pls dont assume we got inheritance money...thats an insult to the ones who worked harder then most will.

Nah, he is saying the root of the problem, or one of the roots, is that housing units are left empty while there is a shortage of housing.
Many large cities have occupancy rules to avoid this problem. I favour solving the problem through taxation instead of moving homeless people into empty housing units.
An easier solution is get rid of the rent control, allow damage deposit, and allow landlord to end the tenancy at the end of the rental agreement and evict the tenant within a few weeks. With current laws, once the tenant moves in, the landlord is helpless. So, many people prefer to keep empty houses instead of renting them out. And it applies to foreign owners too.

So what. They are left empty. If the taxes are paid and lawn isn't unkept it's not a big deal.
Alot of Canadians own a second home in the USA, Europe.
Not only that, but they pay property taxes without using the infrastructure, so, other Canadians benefit from it.

Just quadruple the property taxes on unused property units. Then other Canadians will benefit more.

For the love of God...I didn't assume everyone who has a home got an heritance...lol. What I'm saying is that if the only people that can afford to buy a house is because they're getting a house passed down to them, or that helps them buy a second home, then we're in a never ending cycle. That's my point.

Give me a break. The tax's they pay are peanuts and doesn't even come close to evening up the problem it's causing.

How do you save money when rent is barely affordable? Unless your still young and living with your parents, or your making 100k a year but living in small one bedroom, you'll never save. In order to get approved for a mortgage right now you'll probably need like 200k and you'll have to have a good job. Who can save 200k??

These taxes are the main source of the city budget and pay for all city services: schools, fire department, parks, public transportation. If someone pays his share but does not use it - it means other give more. With extremely dense existing housing, empty apartments is the only thing that prevent total traffic collapse.

Anyone who goes to sit down restaurant at least once a year, to cinema once a month, or buy coffee at Starbucks every week has no right to complain about not being able to afford a house. Hell, when I was in my early 20s, going to MacDonald was too expensive for me. You want to consume when you are young - your choice. But do not complain you have nothing when you hit 40s.

This is completely laughable. Your telling me going to a restaurant 12 times a year and 70 bucks on coffee a year is reason you can't or shouldn't be able to afford a house???

What planet you on???

l have no idea what your going about and how traffic is even relevant to this conversation at all. Housing is not affordable right now. Period. Your fucking talking about spending 70 bucks a year on coffee and how empty houses help traffic.

Canadians cant afford to buy houses right now, and a big part of the problem is because both foreign and domestic investors using empty condos to park cash.

What is simply going over your head (and you can penny pinch, save your two grand a year on movies and coffee all you want), these days, the ONLY way to build equity is appreciation but when it gets so high, entering the market is outside the middle income earners.

There not calling this "a housing crisis" for no reason. There's a fundamental problem that will eliminate our so called "middle class" if it doesn't get fixed. While many people like bazokajoe will scream "it's a free market and we live in a capitalistic society", and it's true, that's only healthy to a certain extent. There's tons ramifications of not having a middle class.

Agreed, hope I'm wrong but I don't think this problem will be solved any time soon no matter what politicians say, penny pinching won't cut it,
It's not just the investors but new immigrants too, at least the subset that have enough cash or bring in their life savings.

Yes, very....
she might just save some rent $$$ and end up paying $500 a month....depending on mileage....just kidding...
On a side note. she has a son and she can definitely get housing assistance and getting child benefits...1k is a good base pricing if she's shopping but should grabe any thing between that to 1200 as rent right now is hard to find. I hope she can f ind something that her and her kid can live comfortably...

I know some who hoard upto 5 units on a soon to built condo...planning to sell 3 and rent out 2....it is disgusting but the laws we have don't prevent people with $$$ and good credit on taking advantage...it's a dog eat dog world after all....

If we limit small investors, why shouldn't we do the same for large institutional investors? Why should giant corporations swallow up all large rental building stock?

It's okay to own multiple units if you're a big corporation but not if you're a small investor?

Yeah and not trying to be prejudice, but some of these immigrants and cultures end up having like 7 or 8 adults living in the house paying it off.
