I have no issues with you stating your opinion and defending your profession. But, let's not go overboard and start to think that anyone who does not use the services of a realtor is naive or an idiot. Many people have the skills needed to negotiate the purchase and sale of a property. I have successfully bought and sold homes privately a few times.

Your post comes across as a scare tactic more than a defense statement.



U have an issue with me defending my trade and career? If I come across naive ppl who not only don't know exactly all the things we do, all the expenses it takes to operate in this business, and say that we don't deserve the income we earn... damn right I will speak up. Sure there are shitty realtors out there looking for a quick buck, put a bad rap on the industry, but I pride myself in delivering strong service, knowledge, and skills for my clients so that they get the best deal for them, and in turn they come back to me and send me many appreciated referrals.

If we go down the road that Nineveh came from, why don't we all start barking up everyone's tree and find some ignorant thing to say about their profession and their income...

The general public does not have access to MLS (i.e.; TREB) in the same way a realtor does but they can see properties listed through MLS.ca. The majority of individuals will never buy privately (without the use of a real estate agent) for various reasons and there are real estate agents who may have the perfect purchaser but they will not consider properties listed via COMFREE unless of course, they receive a commission of 2 to 3%. COMFREE sold properties are also open to more scrutiny by mortgage lenders as they are considered "private" sales since there is no actual lising agent. I have seen many sold properties via COMFREE on MLS and in most cases, the sale involved one real estate agent so a commission was paid. COMFREE is good for some individuals but not the majority. Yes you can potentially save thousands of collars in commission but also lose more than if you sold through real estate agents because you sold for thousands less. When I sold my property, I didn't pay 6% and for the property I purchased, the real estate agent kicked back a large portion of her commission to me. Real estate commissions are open to negotiation ad it is a very competitive market.

ComFree is a licensed brokerage, and your listing agent. Private sales are not subject to more scrutiny by mortgage lenders, it's a person by person lending transaction based on the buyers financials.

That is not true. Private sales are viewed differently by mortgage lenders, at least the ones that I know. If you work for a mortgage lender than maybe you have experience dealing with mortgage applications for properties sold privately.

In regards to selling privately or through COMFREE and using an agent, yes, there are a lot of idiots out there. On both sides of the fence.

Ha ha, I just had one of those calls yesterday and I had no idea what he was saying at first. He had to repeat it three times. Once I knew I told him I was not interested and he said thank you and hung up.

My reply is " How many times have to tell you I have no ducks do you clean dog I have dog" and if that doesn't work tell then I call you back what's your number ? Have a friend he tells then sure sets up a day and time and when they show up sorry you got the wrong address or that person doesn't live here they waste your time waste their time as well

Ha ha.....guess what, I recorded all my showings by using 2 old Samsung S5 phones set up in living room and bedroom. Its perfectly legal AFAIK to record video in your own home.

Some of the stuff people say when you're not home is quite revealing

Seriously - I know it is a pain but I bet if you take the flyers to the office and stand outside saying these people continue to harass you to every person who walks in - they will want you to stop. At which point you say - stay away from place and I will stay away from yours.

I did that once for a Chinese place. They thought they would be slick and double the amount of flyers I got after I complained about food posioning and vowed never to eat there again. I don't get anymore flyers from them.

As to PCMs position; no you can not legally record in your own home if person has expectation of privacy. Those nanny cams are illegal too. And it would be worse if conversations were privileged (lawyer, doctor etc).

If you did return them I would be willing to bet they would re-mail your flyers again (to you or to someone else)

*edit - actually they do not even list home address for that matter... so how are you returning them?

1- actually you obviously have never read about how real estate works
2- yes it IS free money (thank the government for this)

I could explain how it does not cost a penny to advertise (to the contrary, a Realtor will LOSE money if he does not advertise) but why should I?

MLS is certainly not the be-all and end-all
It has nowhere near the amount of info board members (BREB, TREB, OMDREB etc) have access to

Alot of groups do not ever use MLS at all (you can see all those "exclusive" listing signs?)

It actually is ILLEGAL in Ontario for a Realtor to "kick back" commissions (unless you are licensed, or in a specific field of employment)
I know many try to claim it as a "gift" for tax purposes but still not legal

You certainly can negotiate commissions, but most Realtors are pretty inflexible (unless working at a discount brokerage)
Even in your initial example; if someone sells your home, kicks back a large portion of commission to you, that person is still required to pay their boss (sorry brokerage since they are all ICAs lol) and still pay taxes on that income (eg made $35,000, gave you $10,000, but they still pay government on the entire amount)
