If there are any landlords out there, when you look for new tenants, do you exclude certain races and for what reasons?

Alright, people are gonna call me racist. East Indians and middle eastern, the spices or food they cook will cause long term odor problems.
Don't rent to students, they make too much noises and cause damage.

Housing is a human right. International law states that Canada must work towards making sure everyone has access to adequate and affordable housing. Clean cut middle eastern guy approached me about renting my house while I was switching cities for work. Refferences and job seemed great on paper.
Seven months later he has never been on time with the rent and I discovered his references were bogus. I should have taken the pile of cash from the black guy in the fancy car!

In Toronto you just never know!

I'd exclude Asians, Caucasians, Indians, Blacks and also Gay people.

Metro Housing has been accused of grouping social assistance clients of certain races together. Witness West Indians in Jane and Finch or Gypsies in Marlee or Somalia in Rexdale etc. I know of one guy who rents exclusively to female Japanese ESL students and over the years he has boned a few of them. Residual cooking smells or marijuana group op tendencies are associated with certain groups, but as was mentioned before, you just never know and the landlord has to use their intuition to protect their property.

I own a three bedroom unit that I rent out. Over the years I have rented to blacks, asians, gays, students, white etc. I have no restriction other than being comfortable with the people I am renting to.

Had a house in another city. Rented to a WASP family. Father was a professional. Wife was a stay at home Mom. Two kids were teenage boys.
They trashed my house. Were frequently late with rent. Called for everything, including burned out light bulbs.
They even trash talked the house when potential buyers came to visit.

One of the worst experiences of my life.

If you want to go the stereotype route than renting to Asian women would probably be your best bet...

In my limited experience as a landlord, I batted about 30% success rate. The other 70% caused enough problems and damage to overwhelm the 30%. If you aren't a "professional landlord", my recommendation is sell the house, invest the proceeds, and buy a new one when you get back. It's just more trouble than it's worth unless you REALLY know who you are renting to.

I agree. So many wanna-be landlord think the rent money as "income" lol!
