All the stars aligned for me, my friend not so much.

Rented a house and when they finally got the tenant evicted they discovered the jerk installed a toilet in the middle of the kitchen. It was hooked up to a water supply to flush, but apparently it was too much work to hook it up to the stack for the outflow. :fear:

Yup. The hole in the floor just dropped straight into the basement.

PS. If anyone is tabulating the jerk was Caucasian.

Made a mistake once and rented a place to a super hot woman despite her bad reference.
She claimed she broke up with bf who ruined her credit. She pleaded to be given a chance and I fell for her big brown doe eyes.

My guess is she had planned to offer 'services' in return for rent. When she found out I was seeing someone, she left after 2 months claiming mould and allergies in the walls.
I think I dodged a bullet.

You can never be sure, never. I had a tenant take off on me with 6 months on the lease. She made up with her BF and decided to go back with him. Her way of thinking was you got your apartment back so what the fuck do you want from me. it took me 4 years to get the money with lots of trouble and loss of time. in the end the time and expense was not worth the effort, but i still had to do it. i feel sorry for her BF, if he ever marries her and one day find himself on a bad end of a divorce she will pick his bones clean using every dirty trick in the book. She lost, but she knew every low life trick in the book to delay and cost me time and money.

By the way, never did rent to any Germans. Some guy named Zundel wanted to hide out in one for a while, but my radar was squealing on that one. Seemed kind of dour for a German, I always picture them as more libertarian and care free.

You can get assholes in any race. I've rented to a white guy driving a Porsche, he was the tenant from hell. Also rented to a Japanese student with a moron for a boyfriend. You can do a certain screening but luck plays a part IMHO. I've had a lucky streak going of late, last three tenants have been great.

I really wondered why landlords were so strict here, this has been the hardest city to get a rental in, but my landlord was pretty relaxed and didn't look too hard into my references but I also think he is over charging for the place. Oh well at least I have somewhere to live, and he has a reliable tenant.

My guess is it was that much closer to the fridge... sort of thinking of Kartman.

Charging high isn't conducive to keeping good loyal tenants. One of my secrets was charging rent lower than the going, just low enough to pull in a lot of eyeballs for me to stare into and assess, but still high enough to keep my projections on target.

If he has any sense he'll treat you well.

Don't rent to students, they make too much noises and cause damage.
Do a better job vetting them then. I've never had problems with students.

I don't discriminate by age or ethnicity. It all depends on how I feel about them when I meet them.

Legally, in the US (I'm assuming the same is in Canada), you cannot exclude anyone as a tenant based on race, ethnicity, and a bunch of other criteria. You can get in BIG trouble for playing any of those games. UNLESS you are talking about someone co-habitating with you. You're the landlord and you're renting out a room in the home you live in. Nobody can make you live with someone you don't want to.

That said, it happens. It's stupid when it happens, because the landlord is treating his business as something other than a business and letting his personal opinions get in the way of business, but that's their choice. Some ideologues feel that making money in business is so easy that they can place ideology ahead of business and still do well. That's called stupidity. Leaving aside legal issues with acting that way, you're going to screw up your business doing things that way. It's just dumb.

There have also been some comments about "well, I rented to this guy and it didn't turn out well". Well, duh. CHECK THE DAMN REFERENCES. Call people. Get multiple references, get multiple sources of information. You legitimately handed the keys to a property worth, at minimum, six figures without checking the damn references? Are you flipping INSANE? It's one things to TOFTT for a $300 SP, but to TOFTT with a condo or house? Oh, I'm sorry, were the three phone calls you'd have to make too much work to make a couple of thousand dollars a month, due at the first of the month, every month?

I'm a landlord. It's the easiest damn job I've ever had, and I was a movie theater usher when I was a teenager (take tickets, close doors, take a 2 hour break, open doors, repeat). But you still need to get a couple of basic things done to make that easy money.

Housing discrimination is:
1.) Against the law.
2.) A stupid business move.

If you're in business to do something other than make money (and have fun while you're doing it, but the money is the crux of the business), then you're just being an asshole.

Personal opinion when it comes to the business of renting out IS important. Though I suppose if you're a racist that becomes difficult to distinguish a true gut feeling that a renter is trouble...from simply a race not your own!

I ended up renting to a mixed-race couple, with no kids. So far so good, since they pay the rent on time. After reading all the horror stories above, I don't think I want to be a landlord for more than a few years.

I think that in 7 years of renting I was late for rent two times?
Once was when I was in Europe two years ago and the payment didn't go through.

My current lease is pre-authorize checks. Kinda make it hard to be late :p

There is always a risk when you rent.

Kids can do damage.

Smokers be it cigarettes or pot leave their stench.

Plus when people rent they often dont care for things the same way as they own it.

If you think there is criteria that will save you from budgeting for damage or clean up you should reconsider it.

By law you can not refuse to rent because of race. I had a guy in a dress that showed up with his boyfriend to rent.
I was waiting for someone to mention these points.
