I wouldn't pay but location location location. That's about right for toronto area , gets worse as you get closer to downtown core. Garbage is selling in the 6-700 thousands , if not more.

The house isn't worth 50K, but it commonly will come with a piece of land attached. In that neighbourhood ordinary small houses are selling for 500K and up, while anything nice is twice what they're asking for this tear-down. Lotsa room in there for someone enterprising to do well buying that house.

The real question is what's next door on either side.
