I wouldn't pay but location location location. That's about right for toronto area , gets worse as you get closer to downtown core. Garbage is selling in the 6-700 thousands , if not more.

The total land area is about 1700 sq ft. Maybe it has a multi-level basement lol.

no matter what this house will be sold soon due to the law of high demand with little supply of houses for sale in the market.

The house isn't worth 50K, but it commonly will come with a piece of land attached. In that neighbourhood ordinary small houses are selling for 500K and up, while anything nice is twice what they're asking for this tear-down. Lotsa room in there for someone enterprising to do well buying that house.

The real question is what's next door on either side.
