This one could be a female that only wants to rent to a female roommate. Nothing stating free rent in the ad, and renting rooms is very common in the GTA.
Understandably many females only want female roommates.

For example, what does a 15 year old female do when an uncaring mother who prefers her abusive boyfriend kicks them out?
They try the only female youth shelter in Ottawa and all 10 beds are taken with a long wait list.
All of the adult men's shelters like The Salvation Army can only offer a blanket and a one night motel stay.
She is too young for social assistance and even if she was old enough, the process is long and finding a cheap place for rent is almost impossible, even for those who have full-time jobs.
Nobody wants to rent to a young female on welfare and finding a job is difficult when you have no home.
She sleeps in the streets.
She begins to panhandle and one day a man offers her a place to live in exchange for sex. It is getting cold out and she feels this is her only option.
Voila, it happens! No addiction, no severe mental health issues. Just a desperate young girl.
The same can happen to adult women with a few points mentioned above being tweaked. I will write an example for this below.
An adult is living a life with a physically abusive partner.
They need to escape but all of the shelters are full, especially if you have no children. Those without children are on the bottom of the wait list.
They know their partner will kill them if they don't leave. Whether they call the police or not, they will have to find somewhere else to live.
They are desperate.
Queue the offer of a place to live in exchange for sex once per week.
Their choice is either that, or they stay in an abusive situation.
Finding a place to rent is not easy. My friend who was staying with me last year to escape a bad situation had an awful time trying to find a rental. She worked a full time job and had a 2200 dollar budget but still could not find a place in Kingston.
Eventually a friend of a friend offered her their basement thankfully.
I couldn't believe that even with a great full time job with a high budget for a one bedroom, someone could have such a hard time finding a rental.
If it was tough for her, I can't imagine how tough it would be for those on a low income, young people and those with zero credit or bad credit.
Some people may feel they have no choice but to engage in sex for trade of shelter.

The purchasing of sex is illegal in all circumstances.
I am not saying I agree with this, I just think you should be aware of the legalities.
