If you're concerned about things like asbestos, mold or contaminated soil, just bluntly ask the question in writing and get an answer in writing. If you're lied to, you can sue for damages. If you don't ask, they don't have to tell you. If they say they don't know, make finding it out a condition on the offer.

Value of the property is a personal matter. People buy depreciating 'assets' such as cars for the same amount of money.

LOCATION LOCATION LOCATION. There are other properties for sale in the area for that much as well. Vacant land is listed for $20,000 acre. People will pay what they think the property is worth and unfortunately in this area, they just don’t value it as high as others. If you want land and a half decent size home, you have just found “your deal of a lifetime” but maybe after moving there, you will find out why others value the area or property for so little.

You are looking at a lack of services. Literally nothing around you. I have friends who moved out there as they can work in those conditions and wanted a quiet life in a house.

Remember you also Lose out not only on amenities but emergency services.

Recently I came across this listing in NB. The house and property are assessed at only $25,000, and the listing price is $69,000.

It sits on almost 2 acres of land. Why is the price so low for so much land? This in a small village only 20 minutes from a major city, Moncton.
It's cheap because it is old and more importantly, note that it has a well. It has no city water and a septic tank. You will get stinky water and toilet problems. If you are used to city living, that's the absolute pits.
City water and sewers would increase the value substantially, but property taxes would increase proportionately. However, life would be so much better.
Note that it also on a dirt (seasonal road), ugh and is heated by propane (no gas). It's not a particularly good buy, especially for only 1500 square feet.

I was also enamoured by a cheap deal like this several years ago. There was a six acre package with a huge house and beautiful grounds for only $60,000 near Windsor. It looked good to me, but a realtor buddy of mine indicated the above shortcomings. When city water was brought in a few years later, the price quadrupled.

I think the lack of sewage and city water are the main reasons, along iwth the others. I didn't notice that.

I think buying up a bunch of these properties might be a great investement. Once Moncton becomes a bigger city and people spread out, and they get running water, I am sure that these properties will skyrocket in value. I can't believe how many beautiful properties I've seen for dirt cheap, that would cost $2million alone here, and that's just the house, not the acres of land. It's insane.

I have been looking for housesi in Moncton, and this one is an exceptiona value. The house looks great, with a nice backyard. It's interior is clean and quite updated. It has 3 bedrooms, and 2 baths, and is priced at only $124,000. Houses this nice in Moncton are usually much more, closer to 200,000. A house at this price point usually only has 2 baths and a bathroom, looks ugly, has no backyard, has less than 1,000 sqft, is woefully outdated inside, among other problems.

So I emailed some real estate agents, asking if there was any major problem, and they all said no. I went onto Google Maps, and may have found found out thr reason. This house is located on a major road.

Definitely not kid friendly or pet friendly (no outdoor cats would be safe).

Would this alone be the reason for such a low price, or am I missing something?

If you are looking for a short-term (10 year or less) investment and do not plan to live there - do not bother, it will be very hard to rent it out. If you are looking for long-term land value appreciation: buy the land or the crappiest house (but make sure there is no oil leakage or any environmental damage that you may be required to fix), demolish the house to reduce property taxes, and wait for 20-30 years.
