Condos fool new buyers because they use the term “luxury condo”. They use modern finishes and make them look great, but those materials are actually relatively inexpensive. For an 800,000 condo, the kitchen, bathroom, floors, lighting, etc can be replicated in an older house for 100,000.

The biggest issue with these parks is their ownership/management.
It only takes a few troublesome people and weak managment to have a terrible experience if the Management doesn't enforce the rules.

Owned. Not a corporation with a manager. He lives on site himself. Also he doesn’t let in people below a certain age. I think I am one of the youngest people here. It is a very quiet park, no real partying. It is at capacity all the time and the only time someone moves out is if they die or get too old to maintain the property. Which doesn’t happen often because everyone helps everyone.
Honesty, it is the only reason I came to this park. I already knew people at the park. My friend and friend’s parents. Came to the park a few times as a visitor and then when I had the opportunity to buy my friend’s place, I didn’t hesitate. I wanted in the park for the park itself, the fishing in the lake and I took it for a steal in her divorce. Used that for a few years and went on tour escorting part-time for a year and half-ish to buy myself a brand new trailer that was larger and better suited to me and “bougie” lifestyle and put it on the same site.
I love it. It is nicer than most people’s homes if I’m being honest. Huge deck, lots of land on the site itself. I’m very fortunate to be able to have this as a summer retreat.
