Hi TERBites.

I have to move in Sept or Oct and am looking to rent a new place. I'd like a landlord that I don't have to lie to about what I do, but who preferably would be understanding/not ask many questions and take cash. I'm willing to do something like 3 or 4 months' rent as a bit of a guarantee. I'd definitely prefer to have a landlord who could know, generally, the industry I'm in, without trying to book me/ get in/etc (although I love real estate porn, I'd rather not have it happen for real lol).

I figured this would be a good place to ask about other sp's experiences renting and if anyone has suggestion of a good place to find what I'm looking for. A one bedroom apartment within the city with parking would be ideal, but I'm definitely flexible and open to other suggestions.

Hosting in a condo is very very risky ! I believe there was a thread about someone renting in a condo and the building found out what she did and evicted her.. Cant find it right now.

The pros- more business , security, and private locations, cameras in the building.
The cons- IF the building finds out you can be evicted. it is illegal to operate a business out of a condo. Have to let people in either through back door or through buzzer. Guests may have to talk to security.Everything is on camera. It is your home so the obvious - robbery can happen etc.

I rent but landlord has no idea what I do & if my building security even caught a whiff of somebody doing this in my building they would get evicted- no questions asked. I think its the building and its rules & regulations you have to worry about.. Not the landlord. I find it better hosting out of a b&b or a nice upscale hotel with private entrances. Clients tend to like that.

You are partially correct. The building can serve you with notice of eviction. They can do the whole song and dance but they will eventually give up when it becomes a legal matter.

As long as everything is kosher between the landlord and tenant the building will eventually raise the white flag because they do not want to incur legal expenses.

The same applies for Airbnb. The Condo corp will do the whole song and dance. They will come down hard on landlord with legal threats as the condo act of the building is in clear violation but when it becomes a legal matter before the courts they will waive the white flag.

Thanks for the feedback. I don't host where I live, and generally even recreational play rarely happens in my home space. I webcam occassionally. Otherwise I'm not looking for a living space to be used as a work space, but rather prefer to keep them separated.

Def'n not true. I own a condo downtown where the condo board and management crack down hard on short term rentals. We've had numerous evictions for Airbnb rentals. They are pursued vigorously.

Thank you very much, Charlotte... that's particularly helpful. I hate lying and figured someone may know people I could go about this with in more of an honest manner. I have an agreement now for the next year but would still love suggestion if anyone does know an sp-acceptant landlord who isn't creepy/ would be respectful of boundaries. I should really get on making myself pick up another job again as well soon, not only but mainly for helping with legitimate paperwork. I love this industry so much though, it's hard to bring myself back to doing other work as well.

I've had offers of cosigning from gentlemen I've had arrangements with in the past but I turned them down due to the awkward entanglement of two kinds of commitment there.

Some of these comments have been very helpful. I figured (when I made this post) that the answers may be valuable to other members of the board as well.

Can't help you with downtown but Whitby I have locations. BUT like Charlotte said you (or anyone) has to jump through various hoops credit check etc.

Why is what you do even relevant if you are not hosting at home? The real question is if you need to or if the landlord is wiling to work in a cash environment.

The issue for me is that I have cash income and I'm self employed in a way that means I don't have an employer or place of work to reference. My credit's ok, but it's not easy to get credit having had this be my main livelihood for a while. I figured that this forum would be a place where there may be individuals who would be more open to renting to people in this line of work. I'm able to write cheques and wouldn't mind paying in an etransfer or whatever as well. I don't need to pay in cash.

I'm curious though. How can they evict you without proof of what you're doing behind closed doors? Any tenant should be allowed to have as many visitors as they please. If a landlord tried to evict me without solid evidence behind their reasoning then I will surely see them in court. (Of course I can just deny being an escort and take offence at the mere mention of being a call girl.)
