So I was driving through Guelph today and noticed that the manor is closed? When did this happen? That place was the best for so many years and now its just gone?

No surprise from this former patron.

Been saying for years now- The SC is a failing business model. They have priced themselves into oblivion. This one especially.

The Manor has been on life support for years.
But it's not quite dead yet. Who knows maybe someone will buy it and keep it a strip club.
The owner Roger Cohen is apparently "retiring" so I think he is trying to get as much as possible out of the property before he goes.
Back in the early 90's it was great - packed house and 30-40 dancers nightly.
Around 1997 the Sleeman family went on a mission to reaquire the property but the Manor owners never wanted to give up the property because they knew they would never get a rezone anywhere else in the city limits from local government.
Understand that Guelph has become very WASP in the last 10-15 years. With all the development of suburbia in the south and west end of the city many people are carrying the NIMBY banner right now and the only local strip club has been a great and easy target.
Since 2000 it's been terrible. Cops parked on the street and bylaw officers constantly "inspecting" the property. Over the last 10 years they've had to shutdown from time to time for liquor violations or code violations or whatever the busybody bureaucratic cockroaches could come up with.
Now people in the area are talking redevelopment http://www.guelphmercury.com/news/l...lopment-of-guelph-s-manor-strip-club-proposed
Next target for these righteous whitebread people in Guelph is the local MP scene which, I fear, will soon follow the Manor.

Based on this story from just a couple days ago, it looks like its over.

The owner is probably exploring the idea of selling to the city because when the owners of the Doll House sold, the city of Kitchener gave them a hell of a lot more to buy the land then any investor with a view to maintaining the business would have.

While I do enjoy my SP's, this is seriously crappy news as I also enjoy watching the girls strip for my amusement/enjoyment. That leaves Roxannes where there is no touchy, touchy - or Nikki's, 45 minutes away and usually lacking any worthwhile talent. :(

Maybe I will buy the property and turn it into a fish and chips stand.

The music is TOO DAMN LOUD - that is the problem. Why would anyone want to sit in a room where the vibrations of the music make your chest hurt after 10 minutes. I could see if it was some ghetto club in south central Los Angeles, but as one of the posters acknowledge, Guelph is made up of WASPs. We don't like that type of environment. I used to be friends with one of the staff members who worked the floor and even he couldn't stand the level of volume after his second hour each shift. He said he had experienced hearing loss after only working there for 4 months. Unfucking believable!! Turn down the fucking music and maybe more people will feel as though it is a nice place to go and relax.

The bigger problem was the business model. Even when East End Tavern and the Doll House were offering ten dollar lappies, the Manor had their Flamingo room - buy the girl a drink, entry fee - bullshit. It was basically a minimum $20 to get into the room, and then $20 a song. I guess I sound like a cheap ass for complaining about it, and I often tip my SP's an extra $20 after a good session, but this BS charge in order to get a lap dance rubbed me the wrong way, and as such, I seldom went in.

The volume of the music, I'd say Roxanne's has this as a bigger problem than the Manor did. After amateur night at Roxxies, you leave with your ears ringing.

I presume your friend filed a WSIB report indicating his hearing loss? :)
