the break where I surf
Hi! I am looking at purchase a piece of property(preferably a condo) somewhere abroad in a warm climate near the ocean/beach. I was looking at Florida/California but it can get kinda cold in the winter time. Aside from from the United States, does anyone here own a winter/vacation property somewhere abroad? Thanks!

Id be a little leary about floridas beaches they may be ruined by this terrible oil spill that they cant seem to control... they said its possible it may hit the costal regions of the united states... just play it by ear and see how hurricane season effects this issue

It will be interesting to see "existing home sales" over the next few months. See if all that Louisiana and Florida beach property slows down because of the oil spill. Could be a good buying oppurtunity though.

Try the Turks and Caicos Islands , just south of the Bahamas. Beautiful beaches, and gorgeous weather in the winter.

Turks & Caicos is price considering it is a small island with not a lot of modern facilities & no big city center when you need one. Also it is at sea level & as a small island , not protected. Consider Panama City Panama. Lots of beach areas out of a very modern city. Somewhat protected. 80% of condo boom suported by U.S. clients. This year expected prices will finally crack. Wait til fall 2011. Do your research in the mean time. read up on how real estate works. There is no m.l.s. each brokerage firm has their own listings. Go there & use a few brokers & shop around. B.T.W there is often 2 prices ; 1 for locals & a higher one for foreigners. BUT this will soon change as they are feeling the effect of U.S. & world economy. Rental rates have dropped by 50% & soon sale prices are to follow.

Look at Costa Rica. Many medical tourists from Canada & US head down there. I bought a condo in Scottsdale this past year. Originally on the market for $875,000 I got it for significantly less. Right on the waterfront. Currently renting it out to 2 ASU grad students.

^^^ Yes, I heard that could be good too BUT with many of these places there can be a concern of government seizing foreign owned property.

I don't think this has been a problem in Costa Rica. Very stable governement, no army.

I bought an apartment in Costa Rica 4 years ago and spend 2 months there each year. Great place, cheap (relatively), and safe.

I agree, don't know where the comment about government seizing property came from, haven't heard that from anyone.

Abroad to me means overseas not North America.

Spain, Portugal can be reasonable along with some areas in the balkan/mediterranean areas - these emerging areas actually attract quite a few American retirees and can have spectacular views.

Here's one in Montenegro...

2 Bed 2 Bed Apartment for sale, Kotor €145,000
2 Bedrooms2 Bedrooms 1 Bathrooms1 Bathrooms
Location: Kotor,Montenegrin_littoral,Serbia and Montenegro

Apartment situated in the lovely, picturesque area of Prcanj with stunning views to the sea. It consists of two bedrooms, bathroom, kitchen, living room and corridor. It has a big terrace in front of it with lovely views to the sea. Apartment is air-conditioned and furnished. Building also has a swimming pool ( http://www.europeanproperty.com/sales)/property1726-100230

Draw back with European property: 1) costs more to fly there & longer. 2) usually more expensive BUT watch our dollar & European's in the next couple of years. In a year or so it is predicted our dollar will be worth MORE. How is taxes & condo fee? Panama City has 20 year tax free to foreigner buying property.

Visiting Jamaica and living there is two completely different things. The country is chaos now and is a very dangerous place, check the murder rate stats. People like you kill me, I am sure you are a novelty act down there.

Montenegro would be nice.
