Exactly.People are going to view this as a "private sale" and you always get less money for a private listing (purely psychological) so you probably won't be much ahead or none at all, just my two cents...
I totally agree with this but my experience is limited to commercial-industrial sales.Exactly.
A good broker with proper staging and showing will make you way more than the commission in this market. It's the cost of doing business and I wouldn't nickel and dime the expense.

If you were looking for a house and found comfree homes listed below market value, why did you not look at those homes?Just finished doing a house search. As far as I could figure out, the ComFree houses were consistently priced below market. Our agent did not take us to visit any of them.
In terms of private sales, one person did a private open house. A week later, they listed with an agent, and the agent asked for an extra $100,000 dollars. House sold immediately, with the agent.
If I were listing, I would get an agent. They are worth the money.
