Anyone use ComFree to sell their home in GTA?

People are going to view this as a "private sale" and you always get less money for a private listing (purely psychological) so you probably won't be much ahead or none at all, just my two cents...
Exactly.

A good broker with proper staging and showing will make you way more than the commission in this market. It's the cost of doing business and I wouldn't nickel and dime the expense.

Some things in life one should leave it to the professionals, right? ;-)

OP is talking about saving about 9k on the commission paid to listing agent....not skimping on the amount paid to the buyers agent (2.5%). So agents should have no problems bringing clients

I totally agree with this but my experience is limited to commercial-industrial sales.

Did he say a listing agent charging only 1%? Was he speaking hypothetically or are there agents that cheap?

For sure....i sold my house in Mississauga. Paid listing agent 1%, buyers agent 2.5%

Just finished doing a house search. As far as I could figure out, the ComFree houses were consistently priced below market. Our agent did not take us to visit any of them.

In terms of private sales, one person did a private open house. A week later, they listed with an agent, and the agent asked for an extra $100,000 dollars. House sold immediately, with the agent.

If I were listing, I would get an agent. They are worth the money.

If you were looking for a house and found comfree homes listed below market value, why did you not look at those homes?

Umm, not sure about that. Main page says " A team of REALTORS" with the encircled R denoting registered Trademark
Yeah but read the fine print
They offer services and then charge 5X as much in packages
You might as well just get a normal Realtor then

I did erase original post as I realized this while you responded at same time
I had confused them with the FSBO groups

Are you guys getting multiple calls and flyers from realtors?

Got another call yesterday saying she has 20 buyers interested in my house. Told me some of the ridiculous prices of sales in my area. Sure sign of a bubble.

I often wonder who decides to list based on a flyer or guy with his face plastered at a bus stop

I have zero interest in any brand name Realtor who has a lot of listings. Once they have secured your contract, they tend to delegate it to a rookie who will periodically "update" you. Since they have multiple listings to sell, selling your house is not priority number 1.
Know your area. Know the price at which comparable homes are selling. Never think my house is worth more. Hire an eager Agent whose next car payment depends on your sale!
Have ALWAYS sold my house within the week. 5 and counting....best way to make tax free money in this overtaxed country IMHO.
