Selling your home privately sounds great but most are lowball offers and you have to parade people around your house. Agents get 2.5% usually split with the agency, plus they pay rent to the agency. Most make little money.

It's not as easy to get licensed anymore either. Plus homeowners always think their house is worth more than it is. Many of the start ups like buy the owner dot com have failed.

The reason why most make little money is because there is an over supply of agents. In my circle for instance, I know at least 8 agents/brokers.
Fair to good agents are easily pulling in six figure commissions. Also many agents cut their % by a half point or more, especially on larger sales.

Without a shred of doubt....

Real Estate Agents.

They are the worst. They figure you should pay 5 or 6 percent of the selling price for something that essentially sells itself. They have 0 education and 0 skills other than (maybe) knowing the neighbourhood.

I like to relate it to architects and or engineers. If the average guy were building a house and went to an architect or engineer to DESIGN him a house and the architect told the client 6 percent, the guy would walk away saying, "what are you nuts?". But a real estate agent, 5 percent, "yeah sure, where do I sign? " And yet the architect or engineer spent 5 years or more in university, another 5 years learning and probably another 5 years honing his or her skills. The real estate agent took a couple of night classes.

The problem is that Canadians have been bamboozled to believe you have to have a real estate agent. All well and good, but those fees need to be about 1.5 percent total for both agents not 5 to 6. Especially given what real estate has done in the last 10 years.

Architects charge a lot more than 6%. And some real estate agents are worth the cost. Which is hardly ever 6% by the way. And for current property prices a sliding scale would be more appropriate than the current 4 or 5%. But remember there are usually 2 agents involved, plus the agencies that they work for, plus MLS. By the time you split that pie no one is getting more than 2% right now.
