Any renters or rentees on the Board?

I heard that a one bedroom in Dodge City now rents for $1,500 a month. Is that true? Maybe that explains why so many houses in my neighbourhood are converting their basements to rentals.

$1,500 a month is probably almost as much as some of you guys spend on hobbying.

If you are ok with apartment then you could find something for much less but if you want to rent a nice one bedroom condo in downtown T.O then that's what you will have to pay.

Time to throw out the in-laws and/or that 35 year old unemployed son and rent the basement to a real tenant at $18,000 (tax-free?) per year.

Rent is considered income so it's taxable.

I know what you are thinking,"I request cash only".Well you better hope the basement is up to code for renting. Lots of renters know the laws better than most lawyers.Try and throw someone out you could be in for a fight you didn't expect.
Besides I believe rent is tax deductible,to a point?

I would never rent my basement or my house. You never know if you will get renters from hell.

thats actually the average rate, even tough to find- other 'nice' ones are going for 1850-2,000... which I was paying 2 years ago at Dundas square.. so next time you complain about a ladies rates lol..

In downtown Toronto, $1500-$2000 for a one bedroom apartment is normal. North York I've heard is not much cheaper, but you can get some decent deals in Scarborough. Towards the west (e.g. High Park), it's still expensive but cheaper than downtown. Once you're in the 905 or not close to the subway line, rent prices start to fall.

For the property tax payors in the audience ---- remember you can designate Catholic, Public or French for the educational levy on your tax bill. If you don't designate, it defaults to Public.

P.S. I suppose if you use part of your residence house for revenue producing purposes, you lose part of your capital gain exemption?

In north York there are 3-4 larger rental management companies that took over all the small and mid-range buildings.
This past summer they raised all rates across the board to start at approx. $1000 for Bachelor and then size based up from there.
Sometimes the rise was $200-300.(I wonder if they all just copied each other)
I know that for people living in buildings already they can only raise at city determined rate 1-2% per year.
Still tough and people are fighting to get a place at any rate.
What happened to the good days of cheap rent and even getting free months to start and a flat screen tv.

Maybe Montreal because all the Anglais have left and Calgary because oil recession.

Things are so bad in Toronto that some guys are sharing one bedroom apartments (no homo).

Yeah, I rent. A decent one bedroom, in a decent but traditional apparent building, in a decent area on the periphery of downtown, with heat and hydro (and maybe air) included, can be had for substantially less than that. I suspect that the median is lower than the average in this case. Luxury high end condo units that are rented, in buildings with lots of perks, probably drive the average upward, so the median is probably well under $1,500 (especially is you start counting hidden / illegal appartments).

As far as basements go, their rents are generally lower because of 'basement stigma', break and enter (maybe with a side of rape) fears, not wanting to deal with homeowners, and the fact that many of them are illegal and not up to code. A $1,500 one bedroom basement unit would have to be one hell of a one bedroom in a good place, though I haven't looked a basement units in many years.

Don't tell anybody but I heard that the City is tolerating "illegal" rooming houses and basement apartments as "affordable housing". Otherwise, the City will have to spend another billion dollars on "community housing".
