I routinely dispute them. Takes five minutes and a few times has saved me a couple thousand in taxes over the years between assessments.

It is an odd exercise, I write a little blurb listing all the downsides of my home and attach a couple of photos.

About half the time they knock something off the assessment. About 30k last time off the assessment which is still something for five minutes work.

Just filed my dispute again this year.

Fuji, yep, the Bear always disputes MPAC. You should even go further and demand a Assesment Review Board Hearing. MPAC hates appearing at ARBH tribunals. It costs them a small fortune to attend it costs the ARB money to attend. They only method to bring MPAC to its heels is to cost it money.

For larger properties, I have retained a consultant. They take half of the savings in the 1st year. I don't think taking pictures is enough if everybody on your street can do the same, when there has been an average rise in property values.

Sometimes, you need to have a market survey done of similar properties to disprove MPAC.

My leftist NDP friends are all the biggest hypocrites when it comes to paying their taxes, but they all scream and yell every chance they get that everyone else should be paying more taxes.

I always dispute. and I'm always successful in getting it reduced.
this is a little known secret that can save you money.

I am new to this. What if their assessment is still about 80K+ below actual market value? Would you still dispute then? Also, they say on those forms that an increase in their assessment value may not necessarily result in a property tax hike. What's been your experience?

If a recent sale had a substantially higher price leave it alone. Whatever the number is, a lower number means less tax.

Depends. The best I ever got was about a 25% drop in my taxes, when they assessed me the same year I bought my place for 25% more than I paid for it. I just showed them the sales information and they knocked it down to the selling price. More often I get a 10% reduction or so, or sometimes nothing.

If you got 10% it would save you obviously $400/year for four years, or about $1600. They do the assessments every four years.

Considering that a not-well-thought-out dispute takes max five minutes to file, which you can do online on their website, you really have nothing to lose by disputing it. The more work you put into the dispute, the more likely you are to get a reduction.

Is there a risk that MPAC will send someone to physically inspect the home and assess the value? This could be a problem for those that did major renovations, but did not report it as such. You could be opening a can of worms here.

Another trick is to find listings in your neighbourhood that are priced the same and point out that htey have a feature that you don't have (e.g. finsihed basement, hot tub whatever)

Is there a risk in appealing that your assessed value could be revised UPWARD? Or, do they only make downward adjustments? Also, could they send a fire inspector over and make your life hell?
