all pro, no con. Be organized, answer calls, emails quickly. Had two open houses sold on the first offer. was too easy
Doesn't always end up like this. Many take months to sell. Not worth the headaches and you can actually lose money by selling yourself. Good agents can make you more money.

How so? On a home that sells for $400 000 they take $20 000 of the top. How much of that goes into marketing your home considering most of their marketing is done via the internet? Its not like before when they had to use expensive print ads.

it could take some people almost a year to make $20,000.

Did it once...was an OK experience.....kept getting broker brochures in my mailbox....really pissed me off!
also used a broker once...Asked what their marketing scheme was to sell my house....and went into a speal about searching MLS..blah blah blah....she didnt realize I used to be in the business and I finally got her to admit..she had only been in it for 3 months.
If they cant convince me that they are going to work for thier 3..4. or 5 % ..fuck'em.

Settling my parents Estate now..house is appraised at 2.5mm.....and I'm fighting off the brokers with a stick...but none have told me how they are going to market the property to earn their commish.....so I'm selling it myself...all you need is a good knowledgable lawyer...and the rest you can do yourself.

There was just a thread about this recently with a few admitted real estate agents advising against selling it yourself so they can continue to make easy money off you.

4tees explanation of commissions is irrelevent (no disrespect) the big cash still goes out.

I've sold two houses privately. It is a lot of work if you do it right and the market is not absolutely hot - right now is very good, because there is not a lot of housing stock available. Cons - you do get some nasty real estate agents bugging you, and some of the propspective buyers may be very hard core bargain hunters. If an agent has a buyer, then think about selling for 2.5% with a 48hr listing but look carefully through the agent's fine print.

If it is so easy, why is it that every jurisdiction that I'm aware of requires Real Estate Brokers to inform owners in FSBO situations that they are Real Estate Brokers.

Read pages 5 through 7 of Freakonomics.

Although I've never sold a home myself, if I decided to sell now, I would seriously investigate doing so.

If I can put my listing on MLS myself, the rest of the dirty work can be done just the same.

Explain to me how "brochures that are mailed-out, MLS listing fees, website listing fees, etc" is difficult and costs $7000.

That is a big if. I do not know about Toronto but in most areas the MLS is a closed private service not open to FSBO.

Probably the same with MLS and that is really the only major advantage that an RE broker has over somebody trying to sell by themselves.

I sold my house by myself. I used comfree. Took about 3 months to sell. Like others are saying you get annoying agents trying to sell their services to you saying that you won't be able to do it yourself. Got pretty annoying, I found it just made them look desperate. Make sure you price your house correctly. I will never use a real estate agent, as I don't see the advantage. And with what 4tees is saying, regardless of where the $20,000, that is $20,000 that is not going into your own bank account.

You can. The govt. forced them to a couple years ago or so to allow FSBO on MLS.

Comfree recently BECAME a broker, so the system is even better for their customers than it was a few months ago.

I sold using comfree. It requires work and took me almost 3 months, but if you're willing to do it it's well worth it!! I sold for more than my comparables and paid less than $1000 to comfree instead of $20,000 to agents.
If your price is right it will sell.

The worst part by far was phone calls from agents. They were absolutely relentless, even though all my listings said they were not welcome. Apparently many of them cannot read (and quite a few outright lied to me). There are good agents out there, but they are in a serious minority. My experience with agents through this process was just one more factor solidifying my resolve to never sell with an agent again.

If you've got the time and the willingness to work for it, I recommend it. But if you wanna sit back and do nothing, then get an agent.

OK, but in that case presumably the owner must either have to pay to be listed or pay Comfree to be listed. I find it hard to believe (but this is Ontario) that the government would force a private service for which the members pay to admit FSBOs for free. Canadian law is different on this point, but that would certainly seem to be a taking.


Further does Ontario allow for true Buyers Brokers or are all Real Estate Brokers in Ontario in fact Sellers Brokers?

I need a tooth pulled. Think I'll do it myself and avoid paying a dentist. Proven fact that when you sell a house without using a professional real estate agent, money is left on the table. FSBO's don't save as much as you're reading here. In most instances, real Buyer's are working under contract with a real estate agent. Therefore you still pay a selling commission. You save on the listing side. Still a lot of money, I agree. REAL BUYER'S work with agents. FSBO's see mostly tire kickers who immediately discount the commission a seller would normally pay and expect to save it off the asking price. Imho, you get what you pay for. Just sayin'.

I believe the ruling was a federal one, but don't quote me on it.
As for comfree, it used to be an additional fee. Around $100 I think. As comfree is now a brokerage, I think it's included that they list you on MLS but again, don't quote me as this system is new from when I used them.
