That landlord is a total scumbag, but I'll also bet he hasnt done anything illegal.

You always have to read the fine print, and also make sure you dot all the i's and cross all the t's on your contract

Look at what he was selling. His "trailer" is just something that two people can build in two days that will costs new at most $10,000 including materials (IMHO, closer to $5,000). So, he was basically selling his agreement to sell food on the parking lot. There are no fixed costs in his business, he just wanted to sell his cheap rent agreement. In other words, he had a rental agreement that was well below the market and he wanted to cash out on it. It is like if you rent a house for $3000 and want to sublet it for $4,000, the landlord will increase your rent to $4,000. I understand the idea of rent control is to protect tenants from unexpected large rent increase, but allowing tenants to "sell" their rental agreement to someone for profit is too much.
