Roofing Requirement Question

Is it a legal requirement to have 3 feet of water/ice shield over the eaves on a roof or is it just recommended? I just noticed that the company that I have hired didn't have it listed on their quote, only the 15lbs. tar paper covering the entire roof. When I inquired they said it isn't legal and that to add it would cost another $120, which isn't too costly, but I'm concerned that it may be a legal requirement on the job at hand, and if they aren't following that then what else do I have to worry about?!

What percentage of the total cost is the $120? If the roof is low-slope or in an area where ther's lots of snow, it's worth every penny. Make sure it's the good stuff -WR Grace for instance not the crappy Home Depot stuff. If the water gets under the shingles it rots your roofboards - that costs a lot more than $120. You also need to ensure they use drip edging. When they took off the old roof was there rotten wood at the edge of the roof? If you are not keeping the house then maybe you don't care. You should also consider asking for metal roof valley as opposed to the roll roofing. This should not be a big cost difference. Given that a roof replacement is likely to cost $3000+
the extra cost is just peace of mind IMHO:D

GAF WeatherWatch is way better.....the roofers here all use it....we have skids of the Grace stuff sitting around....the stuff cost $100 for 2 square rolls here, so $120 for the job is cheap.....The problem with metal in the valleys is it expands and contacts in a different manner than the shingles do....Don't skimp on shingles either....use a good 30 year architectural....like GAF Timberline 30, or Tamko Heritage 30....

I hate replying when I don't know the answer but I always use it. For $120 bucks don't even think twice...do it. Also, if you have valleys in your roof have them do them as well.

It is not Ontario code to put the product on the roof, only that the roof is covered by the felt product. I would have the ice and water put above the eaves and at the edges, and valleys.

I had 3 roofers tell me the above info.

I agree with others - it's not required but a good idea.

Depending on the type of roof you have, you may want to consider the roof vents that look like a mini turret and rotate to release the hot air. They're more expensive than the flat vents but they improve the air circulation and cou;d extend the life of your roof since the hot air is released and doesn't sit at the peak of your roof in the attic.

As a home owner and a contractor you do what is best to protect your major investment.
If it is a small cost to do...do it!
It is not code but in older houses it is highly recomended as there is not often proper ventilatin under the eaves to prevent ice build up, and water leakage.
I actually recomend on smaller roofs and older houses to cover the entire roof......especially around the flashings.

Actually this is not entirely true..

The first thing you have to determine is whether your roof slope is 1 in 3 or greater. If it's less than 1 in 3 than you must build a "low slope" roof. This is basically 3 layers of roof shingles (of a certain density and type) with special fasteners over the entire roof. There are other requirements to this roof but I won't go into the specifics.

If your roof is 1 in 3 or greater you are required by the ONTARIO BUILDING CODE to provide "eave protection." This is commonly done through the use of a product known as "ice and water shield"

Section 9.26.5.1 Required Eave Protection

1) Except as provided in Sentence 2, eave protection shall be provided on shingle, shake or tile roofs, extending from the edge of the roof a min. of 900mm up the roof slope to a line not less than 300mm inside the inner face of the exterior wall.

2) Eave protection is not required:
a) over unheated garages, carports and porches,
b) where the roof overhang exceeds 900mm measured along the roof slope from the edge of the roof to the inner face of the exterior wall,
c) on roofs of asphalt shingles installed in accordance with Subsection 9.26.8 (Low Slope roofs)
d) on roofs with slopes 1 in 5 or greater, or
e) in regions with 3500 of fewer degree days. (Avg per year degree days in Toronto is 4000 according to Table 2.5.11)


So there you have it. It is a requirement under the building code provided your slope is greater than 1 in 3 but less than 1 in 5.

Thanks to all that replied and for the honest answers that I received. Cost was never the issue, only if it was legal for them to do the roof without installing the ice shield. All of the other quotes and listings included it except for this one, and when the company told me it was an extra option and not a legal requirement is when I became concerned that it may not be the company I should be hiring. I have already told them I would pay the extra cost, and I hope that the job they do is well worth the price they are being paid. I searched the net for a while last night before posting my inquiry without getting the results I was looking for, and Terb came through in no time at all. Thanks again all!!
