I used a non-mls listing for a house that i had tenants in before... via the 'exclusive listing' that Hot Rod above mentioned...

if you know an agent, they have priorty access which is up to date, the free mls.ca is often behind.

there is no rule that properties must be listed on mls, agents pay a fee to list properties there.

so, yes, there are properties for sale that are not on mls for whatever reason.

yes....the agent can list it as an exclusive...this usually happens if he/she thinks they can move it quickly
