Saw this ad on the tele and began looking into it. My spidey senses are tinkling, but I don't know why. I'm trying to connect with some friends in Colorado to get the local scoop, but haven't been lucky so far

$1000/acre for prime wilderness. Sniff. sniff. 'Sale by owner'. I wonder if it's been acquired through the proceeds of crime and the Feds are closing in.

It is only good if you can get to it, or you may have to get to it by 4x4. What is the water, electricity, sewage and garbage disposal situation. It can be zoned as protected widerness and you have to carry out what you carry in.

FYI

Did you know that if you go to places like Mt. Everest or the North or South Pole you now have to carry out your frozen piss and petrified DooDoo because that stuff will last eons if it is frozen to -30C Ohh, the new law on Everest is that if you see any DooDoo or frozen PeePee you have to pick that up and carry it back with you. Who knows you might be carrying back some of Sir Edmund Hillarys historic poopsicles.

Everything you say is true, although I suspect there is some road building or improvement to be done, shared or otherwise this is wilderness. The water isn't a major concern. You either use the lake or more than likely a well and get you water from the Colorado aquifer. There less animal crap in it.

It's not just famous sites like Everest. Most major wilderness parks in the far north expect you to do the same with your garbage and crap. They'll even post Rangers at the exits and demand to to see you Thunder Bags. You'd better have one filled with toilet paper an Doo Doo along with a garbage bag with cans and plastic wrappers. No biggy, it's been that way for a bunch of years now in the 'wilderness.'

4x4 access is fine by me. It keeps the family at bay by making 'dropping by' harder.

With all the pristine wilderness in Quebec and Ontario, why would you want to go all the way to Colorado?

The land is leased at what seems like $1200. from the gov't.

There was one advertised in Maine on the same site, 850 acres, 2000ft frontage for 1.5M, to give you an idea of realistic prices are like.
The problem with these remote locations is this: if you don't own a plane and a boat, there is nothing you can do with the property. The cost of operation of the plane and boat quickly overwhelm the remaining capital costs of the place. You need the plane to get mainlanders out to your camp grounds. You need the boat to bring in heavy supplies. Thus owning the property is about generating (or having) sufficient revenues to cover the costs of transportation.

Yes I agree the costs of running a business will add all kinds of expenses. However if you just wanted a place to escape to, then buying the house for 350k and paying the lease of 1200 per year on the 400,000 acres seems like it might be ok.

It was discovered that the average family that owned these remote cabins spend about $3000 to $5000 a vist, since the average amount of visits to the remote place was about twice a year. ( Not including travel to the cabin and any extras you would bring along )

For that kind of money you could fly to a place in Ont. or Que and be waited on all week end at a resort that have boats and recreational equipment on hand for you. What about a trip to New Foundland where you can have fantastic lake fishing as well as ocean fishing?

..... and that's why until recently i never owned a cottage. now I rent it out and have a neighbour peak in the windows now and then to make sure everything is as it should be. It's not remote, but it's about a 12.325 km drive of a paved highway, if you don't have to detour around the tree cutters, the swamp and the sink hole. Nah, I'm kidding about the sink whole, but the beaver dam can be a bitch in the spring.
