If you have bought a home and need to use a home inspector remember that your realitor might recomend someone to you. Keep in mind if the home inspection does not go well and the deal falls apart they will loose the commision or have to find you another home so its in thier intrest to recomend a home inspecter that will not find a problem.

I know and have used this guy before so give hime a call. I think for the avarage home, its $325.00 + GST. But if its an older home or really large that price can change.

If you do choose another make sure they are registard (RHI) part of the home inspectors assosiation and been done home inspection in the area of your purchase so they will know about termite problems and UFFI in the area and other problems typical in that local market but a informed real estate salesperson should know this as well.

Most reputable real estate agents will give you a list of 2 or 3 inspectors familiar to the area...it is up to you to pick the one you want. The price of the inspections are pretty standard...don't think there is much play in the price between companies.
Remember, the inspector will give you a report on the house that has a summary on the front and lots of details behind. You need to go over the full report with the inspector. If, perchance, the inspector misses something major...which is very unlikely...then his liability is only the amount of the fee.
Most people who are pissed at inspectors and try to sue them discover that the problem was identified in the report but not read by them. Very few cases against inspectors succeed.

.....then his liability is only the amount of the fee..that's the bad part.....what's the penalty for someone not doing their job and costing the customer what could amount to thousands of dollars? $300.00??? shit, that ain't a penalty....

Believe me, there are some real yahoos out there. For eg: a recent job I had was to correctly install light switches and wire up a light because an "inspector" missed the fact that the switches were screwed to a piece of masonite and mudded to the wall....STUPID person did it, and the Fucking idiot who called himself an inspector didn't even check it.

Life in general you get what you pay for. I don't concern myself with cost or being the cheapest but what is the best value.

There are some things you can be cheap with and it doesn't matter. Like take a chance at the MP. Worst case you throw away $100.

Buy a home for $400,000 cheap out on a $300 home inspection is crazy.

They have a small business unit, including residential.

They'll do it for you, but it will cost you a lot more than $300 bucks.

But, you should get someone who knows his ass from his elbow.
