Has anyone ever tried this or know someone who has? They have to pay below market value obviously but how much. Wouldn't mind a quick sale on a rental but not desperate

No issue with selling for cash at all

Why in the world do you think they pay below market value though???
Whether seller gets money from bank or from a person, they both pay the same
(Unless you were selling with a takeback mortgage or something... but that is usually not for residential real estate)

I know this hobby requires cash, but don’t do it! Ha ha. Get market value. Still a sellers market out there. Won’t take long to sell anything at a fair market value.

If you want to get an offer which price is below the market isn't it a better option to search for old houses? I mean, in some cases to buy a home and renovate it may be cheaper than buying a new one (with cash or not).
