I don't know why anybody in their right mind would want to be a landlord in this province.

You can have the perfect tenant; you did your proper screening, checked references, checked a credit report, etc. The tenant pays for several months, no problem.

Then the local economy goes to shit and the tenant loses his job; you may try to be understanding given the situation - but after 3 months of no rent, you want the tenant out of there.

You can't remove the tenant until you get an order from the LTB - and the LTB is broken. And tenants can play the system and drag things out.

Mom and pop landlords provide a good chunk of housing in this province - if they stop doing so because the economic risk is too great, our housing crisis is going to get worse.

4 years dude, that's legit robbery. Imagine the frustration this guy has at this point? He won't see half or more of that money ever again.

Only a matter of time before reverse squatting starts happening. Draft up a fake lease for your friend. Friend moves in. Just start shitting in the living room and playing loud music 24/7. Original tenant calls police. You show police the lease. Police say it’s a civil issue. Continue being a pest until tenant moves out.

I would totally get back into it as it was a great way to grow my empire but these days it's a complete shit show. Add to it property that doesn't cash flow because of overvalued properties. Investing in the stock market is much more stable and a way less risky return.

It’s unfortunate that 90% of properties don’t cash flow. You’re just sitting around praying for increase in equity.

The move-in date was June 6.
Asghar is now living out of her car.
Her home is occupied by a handful of tenants she says have refused to leave her Ellis Avenue townhome, despite being issued N12 eviction notices more than 80 days before she took ownership of the property.
This woman finally did get an eviction order from the LTB for September; but she basically had to waive all the back rent (the tenants weren't going to pay anyway) and the house is trashed.

Anyone who bought pre-construction condos in Toronto during the pandemic at insane valuations are now finding when they have to get mortgage financing and close that the property isn't worth what they agreed to pay for it.

People are going to lose their shirts. I saw another story on Global where a guy took a massive haircut on his condo (I think around $200,000) just to get out from under it.

And there are few new starts now, as the economics for developers no longer make sense.

This is just one more sign of how badly this province is broken. The LTB has been a shitshow for going on 5 years now. In that time don't we think they could have done something to implement a positive change? The protocol in this province is to to break shit and then leave it broken. The LTB is a broken and neglected system and it causes suffering for anyone involved.

I say fuck the law in this case. I would shut off the water and the lights and the heat - whatever I had control of. . I would change the locks. Furthermore if she has a car it would be damaged beyond repair. If necessary I would release rats or snakes into the unit a regular basis. I would be more than willing to take my chances with the law. One way or the other she would be out.

I agree with your sentiment but clearly you don't realize how much power the tenant has. If you cut power you will be charged, heat same thing. Knock on the door and yell at them, harassment. Like I said, broken system. I feel just as outraged as you do but taking matters into your own hands will just end up blowing up in your face due to the way the system is designed. Total shitshow imo.

I say that because I watched a video on a lawsuit against Disney by a widower. Basically, his wife had a severe food allergy to eggs and nuts. They went to a restaurant at Disney Land Florida which purported to be able to accommodate food allergies; when they were at the restaurant, the Staff verbally assured that they could. Shortly after eating at the Restaurant, the wife went into Anaphylatic shock and died. The medical examiner confirmed that this was due to ingestion of eggs and nuts.

Disney is making the legal argument that due to the husband signing up to a Free trial of Disney + a few years ago, which contained a clause stating that all disputes between him and the company would be settled by binding arbitration, he is barred from suing Disney for wrongful death in court. I'm not shitting you on this.

Now, if he had simply pirated all the content from Disney +, he wouldn't be subjected to this clown show in court now. He played by the rules; he followed the system; and now the system is apparently fucking with him at a time of profound grief.
