How does renting condo to SPs or Agency work?

I have a condo purchased last year in the downtown core entertainment district which I was living in with a roommate. I am now living on the west end due to my long term work obligations and roommate will be leaving end of April to study abroad. I am deciding to rent out the place and will probably not use the condo again until September/October time. I have considered Air B N B but do not have time to build a rep on there and deal with randoms on a routinely basis (screening, having to deal with partying and cleanup, etc). I'm considering renting or leasing. Before I do, I am curious about how renting to a reputable agency or independents would work in terms of financials and security. It's an upscale unit on front street with 2 bedrooms and personal underground parking spot. Please PM me to discuss further. (p.s. NOT interested in any SP services in exchange for the place!)

Apart from the obvious things you have asked about, you may want to familiarize yourself with the "living off the avails" portions of B36... more specifically what the penalties are should the joint get raided or something... extremely unlikely I know.

It would suck though if there was some serious penalty to be incurred for the sake of a few month's rent...

This can be true because they might consider you renting a condo to an sp as "living off the avails". I doubt the police would find out but if the girl has a pimp or is not independent then you are chancing your condo getting raided. Remember girls can lie and say they are independent just to get the condo.

If i were you i would not discuss this issue here but instead privately. In the end, you the landlord are not suppose to know your space is being rented out for hobbying purposes.

Since it's an upscale unit I'd forgo this option and seek a stable professional, able to pay on time, not be a scammer or into drama and not thrash your place.
Seen a few furnished upscale places in downtown Toronto on viewit advertised for $3K to $4K per month.
