What's the verdict? Is this a good deal?

My building is negotiating a bulk TV/Internet deal with Roger. For $51/month including taxes, it includes:

1) VIP TV Cable package which is:
400+ channels
65 HD channels
40 commercial free digital music channels
4 outlets
Crave TV, HBO, STARZ, movies

2)One 4K PVR and one HD box

3)digital services fee ($3/mnth is waived)

4)Rogers Ignite 1 Gig internet with unlimited data

5)Fastest Rocket or Gigabit Wi-Fi modem

Also a few other things.

I already have Netflix and Amazon Prime so I am hoping/assuming those things will not be affected.

To my non-technical eye, it seems like I should opt in. Is there any downside to this?

My building just kicked them out. We were paying about $40 a month for pretty good basic coverage. I am pissed. However, I got a package deal with half the channels and internet thrown in for around $100.00. I kicked Telus internet to the curb. So sort of even steven price wise.

Is this a introduction rate, say for the first 3 months? Then it goes up?
Forgot to mention that this price is locked in for 6 years.
