That sucks. If lending institutions (at least the major ones) are deferring mortgage payments for up to 6 months, that would apply to landlords and they should pass it on to tenants. The whole point of deferring mortgage is because the lendee doesnt have the funds due to this issue. Why would they be expected to be saving the mortgage payments over this time?

The problem is the Landlord still has to pay his/her mortgage (possibly deferred if allowed but not suspended), maintenance fees and property taxes. It's not an easy situation unless the governments were to suspend all payments except for essential needs for everyone across the board it's not fair to punish landlords.

Then you have the commercial side. Business A is forced to shut their doors = no income. Landlord still expects their rent, now what? Goverment is allowing a fund to pay employees but what about the Rent/TMI?

Which is where it will be going. You’re currently allowed to talk to your bank to get a mortgage deferral. Some people are having trouble and the banks aren’t necessarily getting on board when it comes down to individual applications. So, the government will then force them to be deferring mortgages. Property taxes will also be deferred. That’s how this works. They have to suspend a lot of payments people would usually make(not just for a rental tenant) and figure out the specifications of these deferrals from the individual to small businesses to big companies. That’s how our government is handling this situation. With foresight. Many countries will be doing the same. El Salvador has very little cases but has already shut its borders, implemented lockdown, and suspended all payments including cable, internet, credit card etc. Those payments will all be put on a payment plan, without interest, to be paid over a 2 year period. But that’s calculated based on 3 months of shutdown. As the shutdown goes on longer, the parameters of the payback plan will change. Again, that is how this works. New measures will be put in place in Canada regularly, to get ahead of a situation that they can already estimate/analyze/predict. The name of the game is prevent things from descending into chaos. In order to do that, they have to keep us with shelter/power/water/food and prevent there being crushing debt descending on people all at once when this is over.

Btw the rent negotiations extend to businesses. They have to talk to their landlord and let them know what they are able to pay and keep them informed as your situation changes. The governments relief plan isn’t just for individuals, it’s also for businesses. You can read the information on their website. And things will continue to be assessed and measures put in place to tackle the issues that are hitting everyone. We are all in the same boat. Our individual situations are not unique. We’re all experiencing these issues. The government can either keep us afloat(which will minimize so many problems that would make things unsalvagable), or let us sink. Letting us sink would cause problems for them far greater than our current situation and leave the country in a mountain of shit that is immovable.
