With Toronto housing being astronomical and investing not really profitable, has anyone dabbled in real estate investments in landlord-friendly US states? Yes, we are talking about 'bum-fuck' places like Missouri - but with Class B properties there being 50-100k, there seems to be an opportunity for ballpark 8% cash-on-cash return. Would welcome PMs, if preferred.

In a somewhat related topic, has anyone used a crowdfunding platform such as Fundrise, and what was your experience?

Yup, those are good example states as well.

I just feel like when people promote REITs and discount actual real estate, they only give a one-sided Pros, without the Cons.

Recently, I came across a different way of thinking about the comparison of REITs vs. actual real estate. When buying REITs, you're 'lending' money towards an investment. When buying actual real estate, you're 'borrowing' money towards an investment.
