I am not in the business but I guess he might mean without the cost of land. Seen 850 sq foot homes go about about 140K about 2 or three years ago. Small town living for the win.

I've been getting quotes that start at $250/sq ft and go up "depending on finishes". I'm sure I'm getting hosed on a location premium.

I basically contracted myself & did alot of work myself.... 5 years... 170-180 sq foot which included same size walk-out basement. You can get quality materials cheap. And having said that....costs go up CONTINUALLY and some of the worst fees are the building permit & other papers to actually start up.... those are always going up. I am actually scared to find out how much everything went up in the last couple of years. The quality of the building is tons better when you look after it yourself. One nice surprise... price (or value) shot up drastically with finished product.

In my area the developers are buying old run-down bungalows for 1mil and building new "luxury" homes and selling for 2+mil. Judging from the trend I would say it's within that range.

-plans for the house
-permits
-unfinished basements

just curious I plan on never moving again except to a coffin.

It all depends what kind of material and finishes do you want in the house. $150 to $250 a sq foot is a good price range.
You can spend $30,000 on a kitchen or $150,000. I build 2500 sa ft homes for $500,000 to 700,000. However I had customers that spent over a million for the same size house. Italian tipsy, Brazilian hardwood, huge washrooms, etc

The cost can be set at todays pricing, your finishes will ultimately determine how high to your ceiling you can get to. The unknown is cost over-runs. Material prices rise, if labour rates go up. Conflicts with one subs delays affecting another, pushing things back.

Not sure why you say that. A subdivision quality home built by a production builder will cost about $120 per square foot. A very very ultra high end house can cost up to $400/ sf. A very nice high end house with great finishes can run $200-$250/ sf.

GC's charge anywhere from 8 to 20 % percent on top of cost.

Land, taxes etc are in addition.

I've been getting quotes that start from $250/sf for hard construction costs only...for "medium to good" finishes. Very nice would run from from $300 up.

You're getting hosed. Just had a meeting yesterday with a very prominent builder in F.H. and Rosedale and Hoggs Hollow. He says the cost is anywhere from $200-$250 per square foot. He has plenty of homes to see for this price. Just sayin, $300 per foot is near the top.
