Not sure why you say that. A subdivision quality home built by a production builder will cost about $120 per square foot. A very very ultra high end house can cost up to $400/ sf. I've been getting quotes that start from $250/sf for hard construction costs only...for "medium to good" finishes. Very nice would run from from $300 up.Not sure why you say that. GC's charge anywhere from 8 to 20 % percent on top of cost.
Land, taxes etc are in addition.
